01 · The Idea

What they wanted

NCTA manages a portfolio of more than 165 properties across Nottingham, providing temporary housing to over 300 residents in partnership with Nottingham City Council. Keeping that portfolio running well means knowing, at any moment, which properties are occupied, which are standing empty, and which need repairs, and getting empty properties back into use as quickly as possible.

Coordinating that across a growing portfolio with spreadsheets and manual processes made it hard to move fast. Every day a property sat vacant was a day it was not housing someone who needed it, and every delay in logging and assigning a maintenance request pushed against NCTA's target of responding within 24 hours.

02 · Our Approach

How we got to work

We built NCTA a dedicated property and tenancy management platform on Laravel and Next.js, giving staff a live view of the entire portfolio: occupancy status, maintenance history, and inspection records in one place.

A key piece of the system is the Tenancy Pack module, built directly into the unoccupied properties workflow. As soon as a property is ready to let, staff can generate and send the full tenancy pack from the same screen, cutting the gap between a property going vacant and a new resident moving in.

03 · The Results

Where things landed

NCTA now runs a 165+ property portfolio at a 98% occupancy rate, housing over 315 residents, with maintenance requests handled in under 24 hours on average. The Tenancy Pack module means empty properties move through to occupied faster, keeping more homes doing their job: housing people who need them.
